Reservation Terms & Conditions
Keerok Ltd (the owner) arranges weekly lets of Ballintean Cottage. Your booking should be for holiday purposes only unless otherwise agreed in writing. The property should not be used for stag parties, hen parties, weddings or any special event without prior discussion and written agreement with the owner. The contract between owner and you (hirer of Ballintean Cottage) is subject to the following conditions.
Information provided by you will not be shared with any third party.
You must be 21 years or over when you reserve this property and you must be staying at the property for the rental period. The owner has the right to refuse any reservation prior to the issuing of a confirmation in writing. When you receive your confirmation you must check all the details carefully for accuracy and contact us immediately if you find any discrepancy.
The numbers in your party must never exceed the stated capacity (6) as this may invalidate the insurance of the property.
RENTALS AND CHARGES
In order to secure a reservation you must pay a non-refundable deposit of 20% of the total rental. On receipt of your deposit, we will confirm your reservation by email. You are then responsible for the balance of the rental, which is due no later than 12 weeks prior to your arrival. If your holiday is within the 12-week period, you are required to pay the full rental.
CHANGES TO RESERVATIONS BY YOU
Should you wish to change your reservation for another date, once the owner has issued confirmation to you, the owner may have to treat this as a cancellation of a reservation, which would then be subject to forfeiture of your deposit and at the owner’s discretion, a cancellation charge of £50. The owner will advise you if this is the case and you will have the option to continue with the first reservation.
If you have to cancel your reservation you must telephone the owner as soon as the reason for the cancellation occurs. You must also confirm your cancellation by email. The day on which the owner receives the telephone cancellation is the day on which your reservation is cancelled. Cancellations are subject to forfeiture of your deposit and at the owner’s discretion, a cancellation charge of £50. If you cancel within 12 weeks of your holiday, the full balance payment remains due and payable.
Any refunds are at the owner’s discretion and are dependent on the owner successfully re-letting your week(s).
CHANGES TO RESERVATIONS BY THE OWNER
The owner would ordinarily not need to change or cancel your reservation. If however, unforeseen circumstances arise, the owner will contact you immediately to discuss any proposed cancellation or adjustment. In such circumstances, the owner will refund all of your original deposit and if applicable, full rental. The owner shall not be liable for any further charges.
The owner is not liable to you or any third parties for any accident, damage, loss, injury, expense or inconvenience, which may be suffered, incurred or arise out of or is any way connected with the rental. It is therefore recommended that you take out adequate travel/cancellation insurance.
ARRIVAL & DEPARTURE
Our standard weekly lets run from Friday to Friday. You can arrive after 4pm on the start date of your holiday and you must vacate the property by 10am on departure day.
You agree to keep the cottage clean and tidy and leave it in a similar condition of cleanliness to when you arrived. Any additional cleaning of the property, following your departure, beyond the normal amount reasonably required, may be charged as extra.
If you have arranged to take a pet with you, please remember that they are not allowed in bedrooms or on soft furnishings. Pets must not be left unattended in the property and please ensure you clean up the garden area after your pet.
The cottage is heated by electric storage heaters. We include the first £20 of electricity usage within your weekly rental fee. The heaters will be set on timers for certain periods of the day to keep the house comfortable in all seasons. There is an open fire where wood is supplied free of charge.
We operate a strict non-smoking policy within the property. If smoking is detected following your stay, the owner reserves the right to charge an additional fee for cleaning.
We provide free Wi-Fi connection. However, the owner is not responsible in the event of this service failing, being unavailable or too slow.
In the event of a problem arising, in the first instance, contact the owner immediately so that any issue may be speedily addressed.
In signing the owner’s booking form you agree to indemnify the owner against all loss and damage arising directly or indirectly to the property and its contents from any deliberate or negligent act or omission by yourself, or any other person or animal accompanying you or any member of your party. The owner is insured against loss or injury through their negligence. In the absence of any negligence or other breach of duty by the owner, the use of Ballintean Cottage or its facilities is entirely at your own risk.
The contract between you and the owner is subject to the exclusive jurisdiction of the Scottish Courts and is formed in Ballintean, Glenfeshie, Kingussie, Scotland.
